The Preserve at Walnut Springs features 66 homesteads with at least 75-ft between property lines, allowing continuous open space.
The entire site has a wildlife management plan, providing a real estate tax valuation reduction for each property.
Lots range from 5-7 acres, and during design, a 1-acre building envelope is chosen. The remaining land on each lot is deed-restricted and enjoys the lower tax wildlife management designation.
OPEN SPACE
Walnut Springs owns and protects most of the ranch (1,500 acres) for ranching, recreation, and wildlife. It borders the 5,500-acre Bamberger Ranch Preserve, which is permanently protected. Homeowners enjoy diverse shared open spaces, including hammock groves, picnic areas and a spring-fed swimming hole.

BUILDING ENVELOPE SELECTION

First, the Owner selects an architect of their choice to provide schematic site planning and select a one-acre building envelope to place all structures. This reduces the impact to ranch land, preserves the continuity of habitat, and ensures that the remaining private land maintains a wildlife management property tax classification, which provides significant reductions in property taxes.

ARCHITECTURAL DESIGN REVIEW

The Architectural Review Committee reviews architectural plans in accordance with the CC&R’s and Design Guidelines, promoting environmental conservation and sensible use of indigenous materials.

This process enriches Owners’ building experiences by offering first-hand knowledge of building on the ranch. On average, homes at the Preserve take approximately two years to build. Once the home is constructed, property taxes are based on the value of improvement.
